Please find below our methods thereto:
- To advertise the property – complete with photograph in a block advertisement the size of which and relevant periodicals to be decided and booked over a two week period. As our Mr.Thomas has been established in the business for some 38 years, his contacts in the media are receptive to offering beneficial rates to Thomas Brown, which will be reflected in our initial charges.
- Prepare comprehensive sales particulars in accordance with the mis-descriptions act
- To insert an advert on the RightMove website. The most prolific website in the country.
- If the property is not within a three mile radius from our office, and it is thought necessary, an estate agent in the vicinty, who is bonded through ‘The National Association of Estate Agents’ is employed on a sub-agency basis, to ensure local coverage. We negotiate an introductory fee, within our pricing structure.
- After an initial price is agreed between Vendor and Purchaser, many sales prove abortive or are the subject of difficult price re-negotiations, because of adverse survey reports. To avoid such situations we have professional reports carried out on likely areas of the building, which are brought to the attention of the potential buyer before they make an offer.
The most common of these depending on the age of the property are:
(i) roof and timber;
(ii) woodworm and rising damp, wet and dry rot, etc, plastering and ?;
(iii) rendering, gutters and downpipes;
(iv) structural faults, e.g. foundation repairs, bowing, spreading;
(v) electrical and plumbing;
(vi) general building;
(vii) drains;
(viii) woodwork and joinery;
(ix) external repairs e.g. fences, walls, driveways, retaining walls.
6. To erect a suitable ‘for sale’board on the Site.
We would advise you as to the reports that should be obtained relevant to the age and condition of the building in question. Obviously should the home have been built recently or in the last 30 years the extent of the documentations will be less. The reason for having potential buyers digest these reports is to avoid purchasers asking for reductions, after their offer has been accepted (and once their surveyors have brought faults to their attention), so as to avoid having to remarket the property, duly saving time and going through the whole procedure again
The valuing issue is less predictable. When the market is poor, surveyors and valuers tend to be very conservative as they have had ‘their fingers burnt’ as far back as the last recession, resulting in sharp increases in their professional indemnity and worse.
There are various formulas and references which, together with our expertise, will give us an initial opinion, that should prove accurate as to likely figures that will be realised. However in many cases we have found that prices are reached ‘over expectation’ as the property may have a particular appeal, or features, that attract an unforeseen level of interest. Unfortunately, conversely of course, the opposite can ensue.
Our innovative methods are most efficient, fast, comprehensive and professional, designed to combat the current market trends and will ensure the property is sold for ‘the best price possible’ to a buyer, who is willing and able to exchange contracts in a 21 day period. Should this deadline not be met, then the second bidder would be offered the contract and it not the third, etc. Usually we would set a date of 21 days from the first advert appearing. We will duly arrange block viewings for interested parties informing them of the ‘informed tender deadline’ producing the condition reports, for compulsory reading. Letters of offer stating their position and accompanied by ‘proof of financing’ documents, must be furnished to Thomas Brown, before or on said deadline.
As our clients, we will then forward you the offers and qualifications so you are able to form your own opinion. For example, some party may offer £5,000 more than the next highest bidder, but their position may be inferior. This is where we can advise you further, although, of course, as our valued client, your decision is final. N.B. We are duty bound to bring any offers to your attention, however we often find that it is human nature for some disappointed parties to increase their bid after the deadline. We would strongly advise you against entertaining such bids as they usually prove abortive, being founded on furvered emotions and, in any case, such pricing should have been levelled under the terms of the tender, if they had seriously wished to secure their interest.
